Construction and general contracting in Chicago

Executive Construction Inc is a Chicago general contractor for renovations, additions and structural work, with trade scheduling and permits handled by one team.

  • Serving Chicago and 12 nearby towns

What we build

  • Construction management and trade coordination

One team schedules every trade on your job so framing, plumbing, electrical and finish work land in the right order.

What it involves: Construction management and trade coordination

Most delays on a renovation come from sequence, not skill: a trade shows up before the inspection, or a long-lead item is ordered late. We build the schedule around the milestones that gate each trade and book subcontractors against them.

You get one point of contact who knows where the job stands, what is next and what is waiting on a decision from you.

    • A written schedule tied to inspections and milestones
    • Subcontractors booked against the work that gates them
    • Long-lead materials ordered early
    • One contact for questions and decisions
    • Regular updates on progress and open items
Do you offer construction management in Chicago?
Yes. We coordinate the trades, the schedule and the inspections on your project in Chicago and nearby towns, so the site is not left waiting on itself.
Who do I talk to during the project?
You get one contact on our team who tracks the schedule, the trades and the decisions that need your input.
  • Whole-home renovation

We take a house back to what is sound and rebuild it in an order that avoids doing the same work twice.

    What it involves: Whole-home renovation

A full renovation starts with knowing what you have: framing, wiring, plumbing and the surprises older Chicago houses tend to hide. We open up, assess, then rebuild from structure through rough-in to finish.

Anything found behind a wall is shown to you before it is covered, with options and a price, so the final number is one you already knew.

    • Walk-through and written scope before demolition
    • Demolition and assessment of what is behind the walls
    • Structure, rough-in and inspections in sequence
    • Insulation, drywall and finish work
    • Hidden problems shown to you and priced before repair
Can we live in the house during a whole-home renovation?
Rarely for a full gut, sometimes for a phased job. It depends on whether a kitchen, a bathroom, heat and water stay in service. We plan that with you up front, including the loud and dusty weeks.
  • Additions and expansions

New space tied into your existing house, from footings and framing through roof, siding and interior finish.

What it involves: Additions and expansions

An addition has to meet the old house cleanly: foundation, framing, roofline, mechanicals and finishes all have to line up with what is already there. We plan the tie-in before digging, including any engineering the structure needs.

The work runs in order, foundation to roof to finish, with inspections built into the schedule.

    • Site review and measurements of the existing house
    • Drawings and engineering where required
    • Foundation, framing and roof tie-in
    • Mechanical, electrical and plumbing extensions
    • Interior finish matched to the existing rooms
Do you build home additions in Oak Park and Evanston?
Yes. We take addition projects in Chicago and nearby towns including Oak Park, Evanston, Berwyn and Cicero.
  • Structural changes and wall removal

Load-bearing walls opened up with the beam sized and the loads carried down to the foundation.

What it involves: Structural changes and wall removal

Taking out a bearing wall means more than a header. The load has to travel through posts and down to something that can hold it. We confirm what the wall carries, get engineering where it is needed, shore the structure, then install the beam and supports.

Patching, flooring transitions and finish work close it out.

    • Assessment of what the wall carries
    • Engineered beam and post sizing where required
    • Temporary shoring during the work
    • Point loads carried down to the foundation
    • Drywall, floor and ceiling patching
Can you remove a load-bearing wall in Chicago?
Yes. We assess the wall, arrange engineering when the structure calls for it, pull the permit and carry the load down properly before finishing the opening.
  • Basement and attic conversion

Unfinished basements and attics turned into living space that meets egress, ceiling height and moisture needs.

What it involves: Basement and attic conversion

A basement or attic becomes a real room only when the basics are right: a way out in an emergency, enough headroom, and no water or heat problems waiting behind the drywall. We check those first, then frame, rough in, insulate and finish.

    • Check of ceiling height, egress and moisture
    • Egress windows where the room needs them
    • Framing, insulation and vapor control
    • Electrical, plumbing and ductwork rough-in
    • Drywall, flooring and trim
Will my basement need an egress window?
If the space will be used as a bedroom, it generally needs one. We review the plan against code requirements before framing starts.
  • Permits, plans and inspections

Drawings, permit submittals and the inspection sequence handled so your project does not stall at the building department.

What it involves: Permits, plans and inspections

Permit review time belongs in the schedule, not discovered when the crew is waiting. We work out early whether your project needs stamped drawings, prepare or coordinate the submittal, and line up inspections at each stage of the build.

    • Review of what drawings your project requires
    • Coordination with architects or engineers when needed
    • Permit applications and responses to comments
    • Inspections scheduled at each milestone
How long do construction permits take in Chicago?
It depends on the scope. Simple work can move quickly, while structural work goes through plan review that can take several weeks. We build that time into your schedule.
Do I need an architect for my project?
Some projects can be permitted from contractor drawings. Structural changes and larger scopes often need stamped plans. We sort that out before the application goes in.
  • Interior construction

Interior builds and renovations for homes and workspaces, planned and coordinated by one general contractor.

    What it involves: Interior construction

Interior work is where we spend much of our time, from single floors to full build-outs. The same approach applies at any size: model the existing conditions, set the sequence, coordinate the trades and keep you informed.

If your project is a kitchen, a floor of a building or something in between, we start with a walk-through and a written scope.

    • Walk-through and review of existing conditions
    • Digital modeling of the space when useful
    • Framing, mechanical and finish trades coordinated
    • Punch list walked with you at the end
Do you handle interior construction in Chicago high-rises?
Yes. Our teams have worked in more than 60 Chicago high-rise buildings and understand the building rules and logistics that come with them.

About Executive Construction Inc

Executive Construction Inc is a general contractor handling construction in Chicago and the nearby suburbs. We take on additions, whole-home renovations, structural changes and the coordination that holds a multi-trade job together, so you deal with one team instead of a dozen separate calls.

Our teams have led projects of many sizes, from smaller builds to large developments, including work in more than 60 Chicago high-rise buildings. Our field forces include union tradespeople. Before work starts, we use virtual design and construction to map existing conditions, so the trades are sequenced on paper before anyone opens a wall.

We hold 3.7 stars from 3 Google reviews. Most of our projects are in Chicago, and we also work in Oak Park, Evanston, Cicero, Berwyn and other nearby towns.

How a project runs

  1. Walk-through

We visit, measure and listen, then write a scope that spells out what is included, what is an allowance and what is not.

  2. Plan

Drawings, engineering where the structure needs it, permit submittals and a schedule that accounts for real review and lead times.

  3. Build

Demolition, structure, rough-in, inspection, insulation and finish, with each trade booked against the milestone that gates it.

  4. Close out

We walk a written punch list with you, finish every item and hand over the project documents.

Project questions

A question that isn’t here? Call (872) 259-0974 and ask the office.

What kind of construction do you do in Chicago?

We are a general contractor. Our work includes whole-home renovations, additions, structural changes, basement and attic conversions, interior construction, and the permits and trade coordination behind them.

Do you work outside Chicago?

Yes. Besides Chicago we take projects in nearby towns such as Oak Park, Evanston, Cicero, Berwyn, River Forest and Forest Park.

What happens if you find a problem behind a wall?

We show it to you before it is covered, explain the options and price the fix as a change order. Nothing is added to the bill without a conversation.

How are payments usually structured?

Construction generally runs on a draw schedule: a deposit to order materials, then payments tied to completed milestones, with a final amount held until the punch list is done. The specific terms are in the contract you sign.

Can we stay in the house during the work?

Often for a single-room project, rarely for a full gut renovation. It depends on which utilities and rooms stay in service. We plan that with you before work starts.

How do I start a project with Executive Construction Inc?
